What Does Timber Flooring Cost? An Australian Buyer's Guide

What actually drives the price of a timber floor — and how to get an accurate quote for your project.

"How much does a timber floor cost?" is the most common question we hear — and the honest answer is: it depends. Rather than quote a misleading number, this guide explains exactly what drives the price, so you can budget realistically and compare quotes with confidence.

What drives the price of a timber floor

  • Board format: wider, longer boards (like 240mm PLAZA planks) generally cost more than standard or multi-strip formats.
  • Grade & finish: character grades, fumed or specialty surfaces, and hand-finished parquet cost more than standard grades.
  • Quantity: total area plus an allowance for cuts and waste (use our flooring calculator to estimate).
  • Installation: floating installs are quicker; glue-down, herringbone and stairs take more labour.
  • Subfloor prep: levelling, moisture barriers or removing old flooring all add to the job.

Supply vs installed cost

It helps to separate the cost of the flooring itself from the cost of laying it. A quality engineered oak floor is a considered investment, but because engineered boards use precious hardwood efficiently, they often represent better long-term value than solid timber — especially once you factor in lifespan and the 30-year warranty.

Why the cheapest floor rarely wins

Thin veneers over plywood can look similar on day one but won't wear, refinish or last like a substantial oak wear layer over a stable core. Over a 20–30 year life, a quality floor is usually the better investment. (More on this in our guide to why not all timber floors are the same.)

How much extra should I budget for waste?

Does the price include installation?
